- We own a timeshare (floating) in Sedona, AR which we are thinking of trying to sell. We get inquiries from agents all the time. Can you tell us if there is a market for timeshares? Is a "market analysis" available? Do I need a realtor? How do I find a reputable one? Inquiries lead me to believe sales people are scamming me.

- I live in PA. My ex husband has signed the deed over to my name yet he holds the mortgage. The house is now in foreclosure. The mortgage company refuses to talk with me because my name is not on the mortgage. I would like to refinance with them or assume the mortgage,but with it in foreclosure no one will deal with me without my name on the mortgage. I was told I needed a letter of authorization, then told I need a POA in order for them to talk to me, by the time this is straighten out he will be serving time for 6 felonies he has been found guilty of. What do I need in order for the mortgage company to talk and deal with me in regards to a work out package to stop foreclosure.Apparently the attorney I used for the divorce doesn't know what to do.

- I am in a catch-22, I am current in my mortgage payments but going broke, and my house is not worth the mortgage. I want to keep my good credit, but I am unable to get help refinancing unless I miss some payments and go into foreclosure...at this point I wouldn't mind selling OR staying but need to get a better interest rate/lower payment.

You need to sell it for more then this to have capital gains. You could also move to the lake property to establish it as your homestead, this could erase either 250k or 500k as a married couple. The tax rate depends on who get's into the white house. If capital gains taxes go up with a new party in the white house, you will pay more depending on what they raise it to. « less

We need to do some updating in our 2900 sq. ft. home built in 1992. Can you recommend where to start in deciding what will payoff and will not. We plan to sell in the next 3 years or so. We live in a golf course community and have a great 1 acre lot backing up to wetland.
