I have people call me everyday that waited to long to get their home on the market or listed with someone who could not get the job done. This is a risk that may not be worth taking.   2. I need to sell my house and relocate to another state. I've had it on the market for the past 8 months and no luck. I realize I need to drop the price drastically. Given that, I need a company that will take less commission such as Eagle realty. What other companies have the lower commission rate?     Commission is not normally the way to realize a better bottom line. Just about every consumer group will tell you that the offer is where you make or lose money. Talk to your agent about what he is doing different then other agents to sell your home. Ask him what he is doing to get you more exposure. If he is not willing to do anything more, he may let you out of your contract if you ask him so you can work with someone else.    « less
  3. I have a great question for you. I put a PA on a house and had it contingent on inspection and financing. I spent $300 on the inspection and they came back with a broken furnace (reading an extremely high carbon monoxide level) and that the 100AMP service was only 60AMP. I went to them saying I will buy the house if they fix the furnace and install 100 AMP service in the house (They advertised that it was 100AMP service but after inspection, we found out that it is only 60AMP service). So they had a day to get back to me regarding this request. Well they took a day and a half and told me that they had another interested buyer now that was preparing to make an offer to them for more $ than my purchase agreement. So I stood my ground on the money, but told them I will take care of the work. They still took the other offer. Is this legal? Is this ethical? Is there anyway I can get my $300 back from them?     If your agent removed the inspection contingency, they the purchase agreement is still valid and they can not sell the home to another party. If your agent did not remove your inspection request within the time allowed on the contract, your PA would become null and void and they would have been able to sell the home to the other party. Tell me how it works out.   « less

    Angela, you have to realize that Zillow seems to be nothing more then your tax value being multiplied by some number by a computer and spitting it back to you. Their disclaimer says that you have some huge range like +- 25%. When you went to www.GetHomeValues.com they actually look up comps like your home and figure out a range based on the information that you gave them. That is why the values seemed better.     It really comes down to how long you can wait if you don't sell this year. Most experts believe that real estate will still go down some this year. If you are buying in the Twin Cities then it would be a good time since the money you lose on your home, you will get back on the home you buy since it will be less expensive also. The best thing is the low interest rates. Aaron Daeges at Wealthspring(952-913-7283) mortgage has been getting people into loans in the 5-6% range depending on thier situation. The low rates make it a great time to buy.   « less

  9. My husband recently relocated to Portsmouth, VA. Prior to leaving, he signed a quick claim deed, giving me the house. His name is still on the loan. Just last week because I filed for an apportionment of his military compensation, he filed for divorce in Va. I have 21 days to answer. I own property jointly with someone i am not married to. he filed chapter 7 bankruptcy and it was discharged and closed. there was not a quick claim deed signed before the chapter 7 was closed. he stated in the meeting of the creditors it was his intention to relinquish all interest in the property. even though his case is closed, does he still have to sign a quick claim deed to me? - spyderboi from Jackson, OH
